Triana Project | Residential Rehabilitation

The Triana Project begins with the complete rehabilitation of an old property, set on an irregular plot with access from two streets. The original building featured excessive compartmentalization, limited natural light, and a lack of functional logic aligned with contemporary living standards and the real estate market.


The main challenge of the project was to fully reinterpret the interior of the house, respecting the limits of the existing structure while creating a new spatial organization—more fluid, brighter, and functional.


Plot Analysis and Original Condition

The irregular layout and depth of the plot required a careful study of circulation, ventilation, and natural light entry. In addition, the property presented dark and underutilized interior spaces, a common characteristic of traditional terraced houses.



Design Strategy

The adopted solution is based on a complete redistribution of the internal spaces, organized over two floors. The project introduces internal courtyards as key structuring elements of the layout, responsible for bringing natural light, ventilation, and spatial quality to the interiors.

These courtyards are no longer residual areas; instead, they become the heart of the project, organizing circulation and enhancing the quality of living spaces.


Spatial Organization

On the ground floor, the layout prioritizes:

  • Well-distributed social areas

  • Visual integration with the central courtyard

  • A suite with walk-in closet

  • Functionally organized service and support areas


On the upper floor, the project concentrates:

  • Kitchen and dining area

  • Additional bedrooms

  • Garage with independent access

  • Outdoor leisure area, reinforcing the property’s value potential


Architectural Proposal

The final proposal transforms the property into a functional, contemporary residence aligned with current market expectations, while preserving the character of the original construction. Every layout decision was made to balance usability, comfort, and constructive feasibility, resulting in a project that is coherent both architecturally and commercially.



Conclusion

The Triana Project is an exercise in architectural analysis and spatial requalification, in which a degraded property is transformed into a functional, attractive, and commercially viable residential product. More than a purely aesthetic renovation, the project proposes a new way of living the house, emphasizing natural light, circulation, and spatial quality.
